New Home Builders in Wollongong & the Illawarra

A custom new home built around your block and the way you live, by one local Illawarra team from the first design through council approval to handover.

Building a new home from the ground up is a big decision, and it's one of the few where you get to shape the whole thing around your block and the way your family actually lives. Picking the right new home builder matters as much as the plan itself, because that team shapes how the whole job runs, not just how it looks on paper. A custom home isn't pulled off a shelf. It's designed for your site, your budget, and how you want to spend your days, then built by one local team who stay with you from the first sketch to the day you get the keys.

Custom, not project-built

Most of the big new-home ads you see are for project homes, a catalogue of set designs that get dropped onto almost any block with a few small tweaks. That suits some people. But it can fight against a sloped site, an awkward orientation, or the views you actually bought the land for.

A custom home starts the other way around. We look at your block first, where the sun lands, where the slope runs, what the setbacks and neighbours allow, and then design the house to suit it. If you want the living areas facing north, the garage tucked out of sight, or a layout that works for young kids now and ageing parents later, that gets built in from the start rather than worked around.

Your custom home builder in the Illawarra

Ovas is a small Wollongong team, and we handle the whole build ourselves. Design, council approval, and construction all run through the same people, so you're not stitching together an architect, a draftsperson, a certifier, and a builder who've never spoken to each other.

You get one point of contact the whole way through. When you have a question about the kitchen or the timeline, you ring the person actually running your job, not a call centre. After more than ten years building across the Illawarra and the Southern Highlands, we know the local ground, the local trades, and how the councils around here tend to work.

How the process runs

Every block and every family is different, but a new build with us usually moves through the same stages:

  • A first chat about your block, your budget, and what you need the house to do
  • Design, where we shape the plans around the site and the way you live
  • Approval, where we prepare and lodge the paperwork, whether that's a DA or complying development, and work with the certifier
  • A fixed-price proposal, so you know the number before we start, not after
  • The build, run by one team, with regular updates so you're never left guessing
  • Handover, where we walk you through the finished home

We'll tell you honestly where a decision affects cost or time, and we'd rather sort that out on paper than halfway through a slab pour.

Do you offer a fixed-price contract?

Yes. Every new home we build is quoted as a fixed-price proposal for your actual plans, so you have one number for the whole job before construction starts rather than a base price that grows.

A fixed price is only as fixed as what sits underneath it, which is why we spend the time up front. Design, engineering and the approval are worked out before the proposal is written, and the inclusions are named in it rather than left as vague allowances. Our guide to reading a new home inclusions list explains the difference between a fixed inclusion, a prime cost item and a provisional sum, and why a cheap-looking quote is often the dearer house.

The one area worth understanding is site costs. Until someone has drilled your block, no builder can know exactly what the footings need, so that line starts as an allowance. We'll tell you plainly where a number is an allowance and how to convert it into a fixed figure, which is usually a matter of paying for the geotechnical report and detail survey before signing — site costs on a new build goes through it.

Why it's worth doing right

A new home is likely the biggest thing you'll ever build, and the cost of getting it wrong is high. Doing it right means a house that fits the block instead of being forced onto it, a price you agreed up front, and a team you can actually reach.

Costs for a new custom home vary a lot with size, finishes, and how tricky the site is, so we won't throw a figure at you here. We'll give you a fixed-price proposal for your actual plans, and you can treat any earlier ballpark as a starting point, not a quote. If you want the broad ranges before that conversation, our guide to what it costs to build a house in NSW sets out where the money actually goes.

If you've got a block in the Illawarra or the Southern Highlands and you're weighing up building, the best first step is a proper conversation about what's possible on it.

Common questions

Do I need to already have plans, or can you design the home too?
You don't need plans to start. Design is part of what we do, so we can take you from a rough idea and a block of land right through to finished drawings. If you already have plans you love, we're happy to build from those too.
Can you build on a sloping or difficult block?
Yes. Sloping and tight sites are common across the Illawarra and the Southern Highlands, and a custom design is often the best way to deal with them. We look at the slope, access, and orientation early so the house is designed to suit the block rather than fight it. Tricky sites can add to the cost, and we'll be upfront about that.
Which areas do you build new homes in?
We build across Wollongong, the wider Illawarra, and the NSW Southern Highlands. Being a local team means we know the ground and the trades in these areas. If you're not sure whether your block is in range, it's worth a quick call to check.
Can you knock down an existing house and rebuild on the same block?
Yes, a knockdown rebuild is one of the ways we build new homes. If your current place no longer suits you but the location does, replacing it with a home built for how you live now can make more sense than renovating around old bones. We can talk through whether that's the right call for your block.
