A duplex or dual occupancy puts two homes where there was one. For a lot of owners around Wollongong and the Illawarra, that is the most sensible thing a block can do, whether you want rental income, a place for family next door, or two homes you can hold or sell down the track. Ovas designs, handles the approvals for, and builds the whole thing, so you are working with one team from the first sketch to the keys.
What dual occupancy actually means
Dual occupancy, or dual occ as plenty of people call it, is two dwellings on one lot. They can be attached, sharing a common wall like a classic duplex, or detached, two separate homes on the same block. Which one suits you comes down to your land size, its shape and slope, the street, and what your council allows. Some owners build to rent both out, some live in one and rent the other, and some plan to subdivide into two later. We talk through those options honestly before anyone draws a line, because the goal changes the design.
One duplex builder, design to handover
The value in doing a duplex properly is that the design, the planning approval and the build all talk to each other. When those are split across three companies, the gaps are where budgets blow out and timelines slip. Using one duplex builder keeps them together:
- Design that fits two homes on the block without either feeling like an afterthought, with sensible separation, parking and private outdoor space.
- Planning and council approval, whether your project fits complying development or needs a full development application. We prepare the drawings and documentation and manage the lodgement.
- The build, run by a small local team with one point of contact, on a fixed-price proposal so you know the number before we start.
Dual occupancy builders in Wollongong and the Illawarra
Ovas designs, gains approval for and builds dual occupancy homes across Wollongong and the whole Illawarra, down the south coast through Kiama, Gerringong, Berry, Nowra and Bomaderry, and up into the Southern Highlands. Every project on this page is in New South Wales: the Illawarra, the South Coast and the Southern Highlands are the only areas we build in.
It's one local team for the lot. The same people who look at your block work up the design, prepare and lodge the approval, and then build it, so nothing gets lost in the handover between a designer, a certifier and a builder who have never met.
Local knowledge counts for more on dual occupancy than on almost any other job, because the answer changes with the council. A block in the Wollongong local government area, one in Shellharbour, one in Kiama and one in Shoalhaven are assessed against different local controls sitting over the same state planning rules, so what your cousin got approved two councils away tells you very little about your own land. We check your block against the controls that actually apply to it before anything is drawn.
Duplex builders in Wollongong and the Illawarra
We build duplexes throughout the same area, and a duplex is the attached version of a dual occupancy: two homes sharing a common wall on one lot, rather than two separate buildings.
That shared wall is the part that makes a duplex its own kind of build. It has to perform for both fire and sound, it can't be treated as an ordinary internal wall, and the plan works much better when the wet areas of both homes stack against it rather than sitting on opposite sides of the house. Getting that right at design stage is what stops you hearing your neighbour's shower for the next thirty years.
Whether a duplex suits your land usually comes down to frontage and fall. Two dwellings side by side need enough width for both to have decent light, private open space and their own parking and access, and a block with a decent slope across it will push the design toward stepping the two homes rather than sitting them on one platform.
You get a fixed-price proposal before construction starts and one point of contact the whole way through. If selling one or both halves later matters to you, tell us at the first site visit, because Torrens or strata subdivision changes the drawings rather than just the paperwork.
How it runs
Every block is different, but the shape is usually the same:
- We look at your site and what you want out of it, then check what the block and council will realistically allow.
- We work up a design and a fixed-price proposal, so you see the whole cost, not a moving target.
- We handle the approval pathway and the paperwork that goes with it.
- We build it, keep you updated as it goes, and hand over two finished homes.
Why it is worth doing right
Two dwellings on one lot is more involved than a single home. There are rules on floor area, setbacks, privacy, drainage and access, and a duplex that ignores them costs you in delays or a knockback. Done well, it is one of the better uses of a good block in the Illawarra or the Southern Highlands, and it holds its value because both homes are liveable, private and built to last. We would rather spend the time up front getting the design and approvals right than rush you into something the block cannot carry.
Common questions
- Can I subdivide a duplex and sell the two homes separately?
- Often yes, but not always, and it depends on your lot and your council. Some dual occupancy approvals allow subdivision into separate titles and some do not, so if selling one or both matters to you, we flag it at the very start and design toward it. Confirm what your block allows with council or a certifier before you count on it.
- Do I need a DA, or can a duplex go through complying development?
- Some duplexes fit complying development (CDC), a faster certifier-approved pathway, and some need a full development application (DA) through council. Which one applies depends on your zone, lot size and the design. We work out the likely pathway early so there are no surprises, but your council or a private certifier confirms it for your specific block.
- What does a duplex cost to build?
- A duplex costs more than a single home because you are building two of most things, but the shared block, services and often a shared wall make it cheaper per dwelling than two standalone houses. Rather than quote a figure blind, we price your actual design as a fixed-price proposal. Treat any number you see online as a starting point, not a quote.
- Does a dual occupancy take longer than a normal house?
- Usually, and mostly in the design and approval stage rather than the build itself. A CDC approval is generally quicker than a DA, but council workload and your block's own details both move the timeline. We give you a realistic schedule once we have seen the site, and we would rather be honest about it than promise a date we cannot hold.
