Builder in Mittagong

Mittagong is in Wingecarribee Shire, about an hour from our Unanderra base. Many of the streets around the town are standard residential blocks, which suits a granny flat, a rear extension or a renovation of the house that is already there.

A Wollongong-based builder for Mittagong

Wingecarribee Local Environmental Plan 2010 permits secondary dwellings with consent in the R2 Low Density Residential zone, and a compliant granny flat often fits a standard Mittagong block. The Southern Highlands page covers the region and the Bowral page covers the heritage controls that apply to its older streets.

Can I build a granny flat on a standard block in Mittagong?

Often yes. Wingecarribee Local Environmental Plan 2010 lists secondary dwellings as permitted with consent in the R2 Low Density Residential zone and in the R5 Large Lot Residential zone. A granny flat and a secondary dwelling are the same thing, and the zone on your title decides which of those rules you are working under.

Before anything is drawn we check the zone, the block area and the position of the existing house. A block that meets the state housing policy for a secondary dwelling can follow the faster complying development path. One that does not can still go through a development application with council.

How we build granny flats

How big can a granny flat in Mittagong be?

Clause 5.4 of the local environmental plan caps the total floor area of a secondary dwelling at the greater of 60 square metres or 33 per cent of the floor area of the principal dwelling, excluding parking. A larger existing house therefore allows a larger flat on a development application.

The state complying development rules work to a 60 square metre limit, so a flat larger than that has to go through council. We work the layout back from the limit that applies to your block, and a studio or one-bedroom plan sits comfortably inside either figure.

Do I need approval to extend or renovate a house in Mittagong?

It depends on the work and on the land. Internal renovations that leave the structure alone are often simple, while an extension that changes the footprint or the roofline needs either a complying development certificate or a development application.

Wingecarribee Shire has more than 400 heritage items and 17 heritage conservation areas, and complying development generally cannot be used on a heritage item or inside a conservation area. We look the address up on the NSW Planning Portal Spatial Viewer first, so you know which path you are on before you pay for plans.
