We build granny flats across the Southern Highlands, on site, from the design and approval through to handover. A granny flat and a secondary dwelling are the same thing under the NSW rules, and the state policy is what sets the size, the setbacks and the minimum block area your build has to work inside.

Highlands blocks are generally the easy part. Most are comfortably over the minimum area, and there's usually room to place the building well away from the main house rather than squeezing it against a boundary. The catches here tend to be trees worth keeping, effluent and stormwater on unsewered land, and bushfire mapping on the bush-fringed properties.

The cooler climate is the other thing we build for. Insulation, glazing and orientation matter more up the hill than they do on the coast, and getting them right at design stage is what makes the difference between a flat that's cheap to heat and one that isn't.

The three aren't quite the same to build in. Bowral has the tightest character controls and the most heritage and conservation overlay, so designs there get more attention to how the building reads from the street. Mittagong and the streets around it have a lot of standard residential blocks where a compliant flat drops in neatly. Moss Vale and the surrounding acreage bring larger sites, but more often unsewered ones, which puts wastewater at the top of the list.

Whichever town you're in, the first job is the same: check the block against the state policy before anything gets drawn, so you know which approval path you're on.

Prefab, portable or built on site?

We build on site, and for a permanent granny flat in the Highlands that's usually the right call. A transportable or prefab unit is trucked in complete, which is fast, but the design is fixed and the access has to suit a delivery that size.

That access question catches people out up here. Narrow country lanes, established trees along the driveway and a fall on the block all make a crane and a wide load harder than they sound, and the site work, footings, connections and approvals still have to happen either way.

Building on site means the design suits your block, the cladding and roof can match the house, and it's a permanent dwelling from day one. If a fast, fixed, factory-built unit genuinely suits you better, we'll tell you so rather than talk you out of it.

Going out at ground level generally runs $3,500 to $6,000 per square metre, and going up for a second storey runs $4,500 to $7,500, because an engineer has to establish what the existing footings and walls can actually carry before you gain any floor area. The bigger blocks common through the Highlands usually leave room to go out rather than up, which keeps most jobs at the lower end of that range.

A lot of the renovation work here is matching an addition to a weatherboard or sandstone cottage without it reading as a bolt-on, so the roofline, the cladding and the window proportions all have to carry through from the old part of the house to the new.
