Knockdown Rebuild in Wollongong & the Illawarra

Keep the block you already love and start fresh with a brand-new home. Ovas handles the whole knockdown rebuild, from design and council approval through demolition to build.

Sometimes the block is right but the house isn't. You love the street, the neighbours, the walk to the shops and the way the backyard catches the afternoon sun, but the house on it is tired, awkwardly laid out, or would cost more to patch up than it's really worth. A knockdown rebuild lets you keep the land you already own and put a brand-new home on it, built around how you actually live now.

For a lot of Illawarra and Southern Highlands families, that beats moving. You skip the stamp duty, the agent fees and the hunt for something that never quite fits, and you end up with a home that's yours from the slab up.

When a rebuild makes more sense than renovating

Renovating is the right call plenty of the time. But there's a point where it stops adding up. If the house is old fibro, if it's a patchwork of past extensions that don't flow, or if the wiring, plumbing and roof are all near the end of their life at once, you can pour a lot of money into a compromise. A rebuild wipes the slate clean. You get current insulation, a layout that suits the family, and none of the surprises that come with opening up old walls.

The honest way to decide is to compare the two properly for your block, and we're happy to talk it through both ways before you commit to either.

What Ovas handles

We manage a knockdown rebuild end to end, so you're not stitching together a demolisher, a draftsperson, a certifier and a builder yourself. That covers:

  • Design of the new home, shaped around your block, budget and how you want to use the space
  • Council approval, whether that's complying development (CDC) or a full DA, sorted before anything comes down
  • Demolition of the existing house and site clearing, done to the required standards
  • The build, from slab to handover, by a licensed local team

One point of contact runs the whole thing. You call one number when you have a question, not four.

How the process runs

Every block is different, but a rebuild with us usually follows the same path:

  • We look at the site, talk through what you want and give you an honest read on whether a rebuild is the right move
  • We work up a design and a fixed-price proposal, so you know the number before work starts
  • We handle the approval pathway and organise demolition once it's cleared
  • We build the new home, keep you updated as it goes, and hand you the keys at the end

Planning a knockdown rebuild in the Illawarra

A rebuild is a big project on a block you're going to live on for years, so the details matter. Getting the approval pathway right, setting a fixed price up front, and having a local builder who's on the tools and reachable makes the difference between a stressful year and a straightforward one. The other half of the planning is the budget for the new house itself, and what it costs to build a house in NSW covers the ranges and what moves them. Ovas is a small Wollongong team with more than ten years of building behind us, and we'd rather do one job properly than rush three.

If you're weighing up whether your block is a knock down rebuild or a renovation, that's a good first conversation to have.

Common questions

Do I need to move out during a knockdown rebuild?
Yes. The existing house is demolished, so you'll need somewhere else to live for the length of the build. It's worth factoring rent or other accommodation into your budget from the start, and we'll give you a realistic idea of timing so you can plan around it.
Do I need council approval to knock down and rebuild?
Almost always, for both the demolition and the new home. Depending on your block and the design, it may go through complying development (CDC) or a full development application (DA). We sort the approval pathway as part of the job, but the rules vary by land and council, so it's worth confirming the specifics for your property with your council or a private certifier.
Is a knockdown rebuild cheaper than a major renovation?
It depends on the house and what you're trying to fix. Big renovations on old homes can blow out once the walls come off and hidden problems appear, while a rebuild is a known quantity from the slab up. There's no flat figure either way, so treat any early number as a starting point, not a quote. We give you a fixed-price proposal so you can compare the real cost of both for your block.
What happens to the existing power, water and sewer connections?
Your block already has services, which is one of the advantages of rebuilding over building on raw land. Some connections can be reused and others may need upgrading or relocating for the new home, and that's assessed as part of the design and demolition planning. We coordinate it so nothing gets missed.
