We design, get approved and build granny flats in Camden, Narellan and Oran Park, working from our Wollongong base about an hour away. The first check on any lot is size: the NSW rules only allow a secondary dwelling as complying development on a lot of at least 450 square metres, so we measure the lot against that before anything is drawn.
Estate lots are where this matters most. A lot that is narrow or small may fall under 450 square metres, and then the flat has to go through a development application with council instead of a certifier. The one exception is a secondary dwelling built entirely within an existing house, which is not caught by that size rule, so we will tell you at the first visit if that option fits.
Two more checks come before the design. Land that is bush fire prone or mapped as a flood control lot has its own standards in the Housing Code, and land in a heritage conservation area generally cannot use complying development at all. We look the lot up on the NSW Planning Portal and against Camden Council's controls rather than assume.
Where the flat sits on the lot is the last decision. A corner lot or one with rear lane access often lets the flat have its own entry away from the main house, which makes it easier to rent or to live in as a separate household.

Going up means an engineer has to establish what the existing footings and walls can carry before any floor area is added, and that assessment decides how much of the house is kept and how much is rebuilt. Going out avoids that, so we price the ground-floor option first unless the lot rules it out.
Extra bedrooms for a growing household, a bigger kitchen and living area, and a second bathroom are the common briefs. Because the work adds floor area it runs through a Complying Development Certificate or a development application, and we prepare the drawings, the engineering and the approval as part of the job.

We take on both. A knockdown rebuild demolishes the existing house and builds a new one on the same lot, and a duplex or dual occupancy puts two dwellings on one lot. Whether a lot allows either is set by its zone and the controls in the local environmental plan, so we check those before quoting.
Duplexes raise a second question that owners often leave until late, which is whether the two dwellings will stay on one title or be subdivided. That changes the approval path and the costs, so we flag it at the start.
Estate lots can also carry a restriction on title or developer design guidelines that sit on top of council rules. Your contract of sale will show whether one applies, and we ask to see it before design starts.
